Zoysia Grass Program for Rockwall Homes
Zoysia is the premium warm-season grass in North Texas, denser than bermuda, more shade-tolerant, and almost weed-resistant once established. It’s also the most expensive to install and the pickiest about care. Here’s what a Rockwall zoysia lawn actually needs to stay at its best.
Zoysia likes less nitrogen than bermuda.
A common mistake: feeding zoysia on a bermuda fertilizer schedule. Zoysia grows more slowly than bermuda and doesn’t want the same nitrogen push. Typical zoysia takes 2.5–3.5 pounds of actual nitrogen per 1,000 sq ft per year, about 30% less than bermuda.
Overfeeding zoysia leads to thatch buildup, which invites fungal disease. Less is more.
Thatch management is the long-term game.
Zoysia’s dense growth creates thatch, the layer of dead and living stems at soil level. A little thatch is healthy. Too much smothers the grass, holds moisture against the crown, and sets up fungal problems.
Annual or bi-annual core aeration is the standard treatment. It pulls plugs of soil, breaks up thatch, and lets air and nutrients reach the root zone. For thick zoysia in Rockwall, a spring aeration is usually plenty.
Mow it low, but with a reel mower if you can.
Zoysia performs at 1 to 1.5 inches mowing height, lower than bermuda, much lower than St. Augustine. At that height, a reel mower gives a significantly better cut than a rotary. On a premium zoysia installation, the reel mower is worth it.
